What is a Mortgage?
A mortgage is a legal agreement where money can be loaned to you so that you can buy property or land.
A mortgage usually runs for 25 years, but can be altered to a longer or shorter period of time.
The purpose of a mortgage is to secure the loan against the value of the property or land until it has been paid off.
The money you borrow from a lender is called the capital.
The lender will charge interest on the capital until it has been repaid.
The type of mortgage you apply for can be determined by whether you want to repay interest or interest and capital.
With the Help to Buy Mortgage Guarantee scheme, you are responsible for the repayments on the whole mortgage you take out but the government will offer a guarantee on a part of your mortgage.
This means that lenders who participate in this scheme are in effect able to offer mortgages of up 95% of the purchase value.

Share to Buy is a government scheme which is offered through housing associations and which is designed to help people get on the property ladder and own their home.
This is a Shared Ownership Scheme, which means you don't have to buy all of the property you live in but you can buy only a part of your home, depending on how much you can afford.
You can buy between 25% and 75% and you would arrange a mortgage for your purchase just as you would with any other purchase.
Once you own part of your home, you pay off your mortgage and you continue pay rent on the share you have not yet bought.
